How much does asbestos testing cost (pricing asbestos testing San Diego)?
Pricing depends on the type and amount of material that will be removed or disturbed. At AZTEC Testing, we follow strict industry standards that specify a minimum number of samples based on the material type.
Surfacing materials (such as textured ceilings or troweled plaster walls) require:
- 3 samples for areas up to 1,000 sq. ft.
- 5 samples for 1,000–5,000 sq. ft.
- 7 samples for over 5,000 sq. ft.
The EPA/AHERA standard recommends 9 samples regardless of area size, which we sometimes follow to confidently rule out asbestos.
Miscellaneous materials—including vinyl flooring, insulation, or mastics—are sampled at the inspector’s discretion (minimum of 2). For example, a single bathroom with one layer of vinyl flooring typically needs 2 samples, while several rooms or multiple flooring layers may require 4–6 or more. Each distinct layer is analyzed and billed separately.
Lab turnaround also affects price. Same-day results are available at a premium, but most clients choose next-business-day results with a final report in about two business days.

Why are your prices lower than other companies?
Our asbestos and lead testing prices are often much lower than the competition because we operate efficiently. We keep overhead low—no expensive office, admin staff, or company vehicles—and we don’t inflate prices based on what insurance companies will pay. Many environmental firms charge the same high rates for private homeowners, but AZTEC Testing believes in fair, transparent pricing for every client.
Are you certified?
Yes. AZTEC Testing holds both a DOSH Certified Asbestos Consultant (CAC) license and a CDPH Lead Inspector/Assessor certification. Our reports fully meet state and local San Diego County requirements for asbestos and lead paint inspections.
Do you carry liability insurance?
Yes. We maintain $1 million / $2 million in general and professional liability coverage for your peace of mind.
Do you accept drop-off samples?
No. AZTEC Testing is a full-service inspection company. We collect all samples in the field to ensure proper chain of custody and accurate results.
Do you perform asbestos abatement?
No. We only provide testing and inspection services. California law prohibits companies from performing both testing and abatement to protect consumers from potential conflicts of interest. This ensures unbiased results and professional integrity.
What is your service area?
We proudly serve all of San Diego County, including La Mesa, Chula Vista, El Cajon, and Carlsbad.
Some extended-distance areas—such as Vista, Oceanside, and Ramona—may require a small travel fee. Please contact us for details.
Do you offer services outside San Diego County?
Not at this time. AZTEC Testing currently serves only San Diego County clients.
Do you provide mold remediation?
No. We specialize in mold testing only—including initial investigations and post-remediation clearance inspections.
As a homeowner, you are not required to use the clearance company suggested by your remediation contractor. Hiring an independent third-party like AZTEC Testing ensures an objective, unbiased assessment.
Do you inspect commercial buildings for asbestos?
Yes. We perform asbestos inspections for small commercial buildings and tenant improvement projects. For large or multi-building properties, please call to discuss project scope and scheduling.
How much does lead paint testing cost?
We use XRF lead paint testing, a non-destructive method that provides instant readings and does not charge per sample. Pricing is a flat fee—see our pricing page for current rates.
Will you scrape or damage the paint to test for lead?
No. Our XRF analyzer allows us to test paint safely and without scraping or damaging surfaces. Verbal results are provided on site, followed by a written report.
How long does asbestos testing take?
Most small residential projects—like a 1- or 2-room renovation—take 30 to 45 minutes on site. Larger or multi-room inspections can take an hour or more. For full building surveys, contact us for a customized time estimate.
How is payment handled?
Payment is due at the time of inspection. We accept cash, check, credit card, and Apple Pay.
If you can’t be on site, we can send a secure payment link for convenient online payment.
Please note: reports and lab results are released once payment has been received.
